Am I required to make my property available to Section 8?
AG Management does not participate with Section 8.

Are you licensed?
In the State of Michigan you are required to be licensed as a real estate agent in order to lease property owned by someone else. All leasing services are provided by M1 Brokerage, LLC and there are three licensed agents and a broker in-house that perform these services.

Can you put the money directly into my account?
Yes. Owner draw funds can be deposited directly into your bank account for your convenience.

Do I have to sign the leases?
No. As an additional layer of protection for you, all leases are signed directly between tenants and AG Management Co, LLC. This allows us to properly inform the terms of the lease, protect your anonymity and reduce your personal liability as much as possible.

Do you sell real estate too?
Yes. We have the ability to purchase, sell and negotiate leases through M1 Brokerage, LLC.

How and when do I get my checks?
Checks are distributed on the 15th of the following month. Statements are always available online via the Owner Portal on the 15th of the following month.

How is rent collection handled?
Rent is due on the 1st of each month and can be paid online or in the AG Management office. Any rent not paid on the 3rd is considered late and the collections process begins.

How long of a lease do you sign?
Lease terms are a minimum of 12 months. As a standard practice we do attempt to extend lease terms to avoid vacancy in the winter months.

How much security deposit do you charge the tenant?
Security deposit is 1.5 times the monthly rent of the property.

How soon can you start managing my property?
Management can begin immediately after a Management Agreement is signed in a majority of cases.

What type of properties do you manage?
We manage single family, multi-family and small apartment buildings (typically 18 units or less).

What type of reports do I get and how often?
Owner Statements are distributed monthly via the Owner Portal. There are also several standardized reports that you can run at any time including rent roll reports, profit and loss statements as well as maintenance activity.

Who holds the tenant security deposit?
Security Deposits are held by AG Management and dispersed appropriately back to the tenant once the home has been vacated.
